Rental Policies

Cinnamon Shore Rentals LLC, hereafter referred to as CSR, requires a signed rental agreement be on file PRIOR to check-in.

AGE REQUIREMENT

Guests must be 25 years or older to rent Cinnamon Shore properties and provide a valid license to check-in. CSR requires an adult, 25 years or older, be present for duration of the stay.

DEPOSIT AND FINAL PAYMENT

CSR requires a 50% deposit upon reservation with the balance due 30 days prior to the date of arrival. If the reservation is made less than 30 days prior to your arrival the full amount is required at time of booking.

DAMAGE DEPOSIT

The security deposit/damage waiver deposit is required at Cinnamon Shore, this non-refundable deposit is added in the amount based on the number of bedrooms in the rental property, see below: Security Deposit by bedrooms (1/$45 | 2/$60 | 3/$75 | 4/$90 | 5/$105 | 6/$120 | 7/$150 | 8/$175). The security deposit/damage waiver deposit is limited to $3,000 per three plus bedroom property. This covers accidental damage only and does not waive the guest’s liability for damages exceeding these amounts.  The damage deposit does not cover theft or missing items upon departure inspection.  Guest will be charged for theft or missing items post stay.

CANCELLATION POLICY

If a cancellation occurs more than 30 days prior to arrival, a refund of your deposit, less 10% of your total booking will be made. If a cancellation occurs less than 30 days prior to arrival, no refund will be granted. (Travel insurance may be purchased from RedSky.  Information may be obtained at www.trippreserver.com or by calling 1-866-889-7409.) No changes may be made to the reservation within 30 days of arrival. If guests arrive after the scheduled check-in date or depart prior to the scheduled check-out date, no refunds will be granted.

Hold Harmless Clause: Client holds Cinnamon Shore harmless from any liability or responsibility for any personal injury, omission, or weather conditions, including rain or storms. To protect client reservation Cinnamon Shore recommends client to purchase travel insurance. 

UNAVAILABILITY OF ACCOMMODATIONS

CSR reserves the right to move guest reservations to other comparable units based on unforeseen circumstances that make the original rental unit unavailable (i.e., a residence changes ownership; a residence is removed from the rental program; an act of nature; a mechanical failure; or any other reason beyond our control).

The rental unit may not be sublet or the rental agreement assigned without written consent of an authorized agent of CSVR. 

ARRIVALS

Check-in at the Rentals Management Office located on-site at 5009 Hwy 361 at the front of the community. Check in time BEGINS at 4:00pm and our staff will do everything possible to have your vacation home ready at that time. However, due to occasional unforeseen circumstances, a 4:00pm check-in is NOT GUARANTEED.

If the unit is ready and available prior to 4:00pm, management will make every effort to allow earlier access. Fees will apply. 
3:00pm – 4:00pm: Complimentary if rental property is ready and available
2:00pm – 3:00pm: $50
1:00pm – 2:00pm: $100
12:00pm - 1:00pm: $200
Before 12:00pm - $300 or half night's rent plus tax, whichever is higher 

Occasional check-in delays may occur during times of peak business levels. The CSR staff will do their best to assist you during these times.  

LATE CHECK INS

If you are arriving LATER than 6:45pm, please notify the office at 361-749-0422 to make arrangements for your check in packet and keys. You will find your packet with a map and directions in the lockbox, which is located to the right of the entrance door to the Vacation Rental Office, the lockbox code is 5009. We will email you the late check in procedures as well.

OCCUPANCY

Guests agree to abide by the number of persons included in the reservation agreement. Maximum occupancy is based on the number of bedrooms and the existing bedding offered. Rollaway beds are not available, and inflatable mattresses are not allowed.  Maximum occupancy numbers do not include children under the age of two years.  If it is discovered that guests are over occupying the property, additional fees and/or eviction will result. ADDITIONAL GUESTS VISITING DURING THE DAY CAN NOT EXCEED DOUBLE THE SLEEPING ARRANGEMENTS OF THE HOME, AND ALL NON REGISTERED GUESTS MUST DEPART BY QUIET HOURS AT 10PM.

CONDITION OF HOME/ CONDOMINIUM & REFUND POLICY

CSVR has described all homes and condominiums and their furnishings as accurately as possible based on the owners’ information and provision.  Sometimes owners will remodel or redecorate, add or remove an item, or discontinue a service after the information has been published.  CSVR staff will make every effort to ensure that all properties are fully furnished and functioning properly and that repairs are made as soon as possible when notified. NO refunds or rate adjustments whatsoever will be made for mechanical failures, appliances failures, discontinued or interrupted services that occur during a guest’s stay.  CSVR has contracted a professional pest control company to provide preventative maintenance for every property; CSVR is not responsible for the intrusion of pests such as rodents, insects, mosquitos, palmetto bugs or flies.  NO REFUNDS WILL BE MADE.

INTERNET

Internet service is not guaranteed. NO refunds or rate adjustments whatsoever will be made for mechanical failures, discontinued or interrupted services that occur during a guest’s stay, such as Wi-Fi, TV, or sound system issues.

A/C REGULATIONS

Please be kind! A/Cs will run at an optimal level if run NO LOWER than 72 degrees. If lowered past this temperature, there is high risk of freezing the motor and causing the whole system to stop functioning. The hottest part of the day is between 3pm and 6pm and the home might feel warmer while the sun goes down. If an A/C is frozen and services need to be called, the service cost will be billed back to the party responsible.

HOUSEKEEPING

CSR will provide guests with a two-day supply of start-up sundries. This typically includes dish soap, sponge, paper towels, toilet paper, facial tissue, bath soap, shampoo, conditioner, and hand lotion. Other than the initial complimentary supply, guests will need to purchase items needed from a local store or bring those items with you. If supplies are missing from the home it must be reported to the CSR office within one hour of arrival.

Entering a home before the CSR office has issued keys to the home is acceptance of the home in whatever state of clean it is in. The housekeeper is required to stop their clean and vacate the property to the guests since the guest is choosing to accept the property's condition and will begin their stay with the home as is, regardless of its state of clean. This includes dropping off luggage, changing clothes, or using the restroom. Guests may schedule a clean during their stay for an additional fee.

NON-COMPLIANCE FEES

CSVR reserves the right to charge a fee starting at $500 to the credit card on file if the property is left in an unsatisfactory condition after departure.  Examples of unsatisfactory conditions are: evidence of smoking inside the property, missing household items, the need for any additional cleaning service, for intentional damage or destruction of property. 

KEY POLICY

CSVR will provide one set of keys per rental property for Condos and two sets of keys for Townhouses, Cottages, and Homes at check-in, each key must be returned to the CSVR rental office at check-out. There will be a $50 charge for each key not returned. 

GUEST INSPECTION

Upon check-in, the guest is responsible for inspecting the property and reporting any maintenance issues or necessary repairs to CSR within one hour.

EMPLOYEE ACCESS

CSR and its agents may enter the units for the purposes of making any necessary repairs and/or maintenance.

PET POLICY

Pets are allowed in pet-friendly units ONLY. Guests bringing a pet to these residences must pay an additional pet deposit and pet cleaning fee during the booking process. When bringing a pet, please make sure it does not bother other guests with excessive noise, barking, etc. Guests are responsible to keep pets on a leash and pick up after their pets and dispose of waste properly. Please contact CSR prior to arrival for information on local kennels if a pet-friendly unit is not available.

IF A PET IS SEEN ENTERING A NON PET FRIENDLY HOME, GUEST WILL BE CHARGED AND/OR EVICTED.

Pet are only allowed in CSVR approved properties. If a non-pet friendly property is booked there are no exceptions to bringing a pet without written consent from the property owner and CSVR. If a pet is seen entering a non-pet friendly home the homeowner and/or CSVR has the right to immediately evict the renter with no refunds, regardless of time of day/night. 

There will be an automatic non-refundable penalty fee of $1000 added to the reservation if a pet is seen. If the pet does not leave the property immediately, at the date of the violation, there will be a $300 daily charge applied to the renter until eviction. It is up to the contract signee to disperse the pet policy to all persons staying in the home. If a renters "guests" violate this policy it is assumed they are aware of the policy. 

SMOKING POLICY

No smoking is allowed inside of the Cinnamon Shore homes or condominiums. Evidence of smoking shall constitute additional fees for additional cleaning.

DEPARTURES

Check-out time is 10:00am at the Rentals Management Office located on-site at 5009 Hwy 361 at the front of the community. This check-out time is strictly enforced by CSR in order to ensure proper accommodation for incoming guests.

A complimentary late departure of 11:00 may be available upon request ONLY and  MUST be pre-authorized by CSVR. The following fees apply for late departures-

11:00am – 12:00pm: $100

12:00am – 1:00pm: $200

1:00pm – 2:00pm: $300

After 2:00pm: $350 or one night’s rent plus tax, whichever is higher

LEFT ITEMS

Any items left in the home after departure will be considered discarded. CSVR, when contacted by the guest, will attempt to find any item left behind but makes no guarantee that missing items can be found. WE ONLY KEEP LEFT ITEMS UP TO 2 WEEKS.

PARKING

No parking is allowed on the streets of Cinnamon Shore!  Guests may bring up to three vehicles per home and two vehicles per condominium unit rented.  Any overflow parking should be in the designated paved stone areas located throughout the community.  All unauthorized vehicles parked in the street will be towed at the owners’ expense.  Please contact CSVR prior to arrival for assistance with RV, trailer, and boat parking, as they are NOT ALLOWED on the property. Boat parking available at City Marina.

GOLF CART REGULATIONS

Cinnamon Shore is a golf-cart friendly community.  Only registered and insured carts are allowed on the beaches and streets of Port Aransas; ATVs, UTVs, dirt bikes and/or other vehicles which are not licensed and permitted for use on streets are strictly prohibited.  ALL drivers must be 16 years of age or older with a valid Driver’s License to operate golf carts; underaged, unlicensed, or uninsured operation of golf carts is strictly prohibited, even under adult supervision.  THE PENALTY FOR ALLOWING UNDERAGE DRIVERS TO OPERATE A GOLF CART WILL RESULT IN CONFISCATION OF GOLF CART AND TERMINATION OF RENTAL AGREEMENT WITH NO REFUNDS.  Cinnamon Shore boardwalks to the beach are golf-cart accessible and available to guests and owners of Cinnamon Shore only.  Carts are NOT ALLOWED on Hwy 361!

CONSTRUCTION

Cinnamon Shore is a growing community with construction work beginning at 8:00am and ending by 6:00pm Monday through Saturday. Occasionally there are workers on property on Sundays. Construction noise may be audible at properties near a work site. CSR staff will make every effort to notify guests of any nearby construction at the time of booking. However, please keep in mind the flexibility of start and completion dates. If there are any concerns during your stay, please contact the CSR staff. NO refunds will be given for construction inconveniences. Construction is subject to changes after bookings are complete.

Guests shall obey laws, ordinances, rules, regulations and restrictive covenants applicable to the community and ensure that all family members and other invitees obey such regulations.

Guests agree not to hold CSR and the property owners responsible for any accident, injury, loss and/or damage to guests. Guests agree and understand that there is a risk of injury or death from the use of pools and other bodies of water and agree that CSR or its agents shall not be liable for any claim, demand, injury, damage or death to persons whether or not said death is due or injury is due to negligence of CSR or its agents. Guests further agree to assume all the foregoing risks and accept personal liability for any injury, damage, and the loss of personal property including money, jewelry, or valuables of any kind. The indemnity contained in this paragraph will survive the termination or expiration of this agreement. There are no lifeguards on duty at any of the pools. No pets or glass allowed at the pools.

Guests agree that any dispute arising from this agreement shall be resolved through binding arbitration/ mediation conducted in Port Aransas, Texas or Nueces County, Texas.

Taking residence in this property is equal to a signature and signifies agreement with all Terms and Conditions stated in this document.
